Why A Homebuyer Report (HBR) is Important
We always recommend that you have at least a HBR carried out on any property that you intend to buy. There are many good reasons for having a HBR & few if any bad ones!
Any failing in structural condition discovered after the purchase will become your liability and not that of the lender who will potentially expect you to maintain at least the value of the property as part of their terms of supplying you the finance.
Most of all a RICS HBR will provide that peace of mind that there is nothing seriously wrong with the property that you are about to buy. It will also highlight areas of work that you may need to have done on the property in the future.
A Homebuyer Report Can Save You Money
While you may think of a Homebuyer's report as an added expense, as well as the peace of mind it gives you about the condition of a property, it can also save you money.
It is not uncommon for the contents of a HBR to be used to negotiate the price down on a property even well below that of the lenders own valuation report.
